Scope: 40,000 square foot, 4-story, office and retail project. This included the study of demographics, competition, floor plates relative to leasability and amenities, public space and lobby image and interior design, and retail signage. We created exterior design elements that would overlay unique architectural details and materials in order to increase visibility and position the project as more urban. The analysis considered broker and market research yielding branding and positioning options that would attract office tenants, high-end retail, and restaurant uses.
